What our Kalkallo inspections find, stage by stage

Across the Kalkallo jobs we have inspected, the same handful of items keep coming back at each stage. None are exotic. They are the things that get missed when trades move fast across a new estate, and they are cheap to fix only while they are still visible.

At the slab

Extra top bars from the engineering not yet installed, cover short where steel touches the forms, too few bar chairs, loose pods and uncapped pipes and bar ends.

At the frame

Bracing walls on the plan not braced, trusses resting on non-load-bearing walls, bottom plates overhanging the slab by more than 10mm and plates cut through in bracing walls.

At lock-up

Bracing cut by service trades, cables touching gas or hot water pipes, crimped ducts and brickwork sitting past the slab edge.

At handover

Weep holes too low or blocked, unsealed expansion joints and penetrations, broken roof tiles, missing isolation joints and doors that will not latch.

On resales

Settlement cracks, sticking doors, mould at sills, insulation against downlights and an unstable boundary fence.
